*Each person working out of the facility must have a Membership. Each membership has different privileges within the facility (as seen above).
**Although 24/7 access privileges are provided on your key fob, staff assistance will be limited to 8 AM – 5 PM, Monday through Friday, excluding Holidays identified on the annually approved City of Falfurrias Holiday Schedule.
***Each membership will be allotted a printer access code when printing. Printing services include unlimited Black and White printing and 500 pages/month of Color printing. Any Color print over the 500-page limit per month will be charged to your lease/membership at the rate of $0.05 per single-sided page.
****Classroom, conference room, computer lab, and industrial training classrooms are limited to the membership type. For coworking memberships, if these rooms are needed, these privileges can be added to the membership price.

Building and Common Space Rules & Regulations:
- Visitors must enter through the Lobby area and check in at reception. Visitors are not allowed through access-controlled entrances or emergency exits.
- Tenants and their staff/agents must always act professionally when conducting operations in the facility. The facility is aimed at highlighting professionalism and innovation and inappropriate conduct counter to this expectation will not be tolerated.
- Tenants are 100% responsible for the behavior of their visitors/clientele. Visitors must be accompanied by a Tenant or one of their staff members/agents at all times. Tenants will be responsible for any damages caused to furniture, fixtures, equipment, or facility components by their visitors.
- Tenants must treat the facility and its furniture and fixtures with utmost care. The City of Falfurrias has worked hard to establish a facility of this caliber in our City and would like to ensure its sustainability in our community. Therefore, we will strictly enforce the care of our property. Tenants will be responsible for any damages caused to furniture, fixtures, equipment, or facility components by themselves or their staff/agents.
- Tenants must ensure that they keep their belongings with them or in their office spaces at all times. The City of Falfurrias is not responsible for any lost or stolen belongings.
- Tenants are allowed to use the kitchen to store their perishables/foods/beverages. However, the City of Falfurrias is not responsible for the theft of any perishables/food/beverages. Nevertheless, theft or stealing of other Tenant’s belongings/perishables/food/beverages is strictly prohibited.
- Tenants must keep their workspaces and common areas clean. Although the City of Falfurrias will provide sanitation services, we would like to ensure the cleanliness of the facility at all times, including between sanitation servicing periods.
- Any unprofessional communication or conduct between Tenants will not be tolerated as the City seeks to emphasize the building of good working relationships between our Tenants to establish a positive and productive ecosystem.
- Any visitor or client that does not possess a membership or office lease may NOT work out of our facility. They must obtain the appropriate membership to begin working in our facility unless they are involved with an approved program.
- The City of Falfurrias has the right to determine what constitutes an appropriate program when allowing functions and events in classrooms, conference rooms, computer labs, and/or industrial training spaces.
- Only Office Lease Tenants and Upgraded Coworking Plus members are allowed to use classrooms, conference rooms, computer labs, and/or industrial training spaces. Non-upgraded Coworking Plus members are only allowed to use small conference rooms. Coworking Standard members are not allowed to use any of these spaces and are limited to the open-concept working areas. Tenants not authorized to use a specific room or service are not allowed to do so without the permission of the City of Falfurrias or the appropriate membership to do so.
- Classrooms, conference rooms, computer labs, and/or industrial training spaces must be booked before use. Under no circumstances can a Tenant use any of these facilities without an approved booking. Bookings are also limited to a minimum and maximum time frame. Recurring meetings/events are not allowed to be booked indefinitely to ensure availability to all Tenants sharing the space.
- Printer access is only available to Coworking Plus and Office Lease Tenants. Printers may not be used by those unauthorized to do so.
- FEDA WiFi and Internet are to only be used by Tenants with a membership or lease, or those visitors in approved training programs. Please do not provide access to non-coworkers/tenants without permission from the City of Falfurrias. The City of Falfurrias has a separate network for these individuals.
- WiFi must not be used for explicit or inappropriate content. The City of Falfurrias may block any inappropriate websites using our firewall.
- TVs in the open coworking area (not including conference rooms) must not be adjusted without the permission of FEDA staff. TVs are linked together and must not be tampered with and/or screen casted on unless you are operating a TV in a conference room.
- Stealing or removing mail from another Tenant/Coworkers mail slot is unacceptable and will not be tolerated.
- Smoking inside the building is strictly prohibited. Those who smoke outside the facility must put out and pick up any cigarettes, cigars, or other waste and dispose of them in an outdoor trash can.
- Alcohol is not allowed in the facility, in case of a special event, without prior permission from the City of Falfurrias.
- Tenants must not block or impede emergency exits and are required to abide by building and safety rules.
- The City of Falfurrias has the right to add to, remove, and modify these Rules and Regulations for its facility, where all Tenants will need to remain compliant with and aware of changes.
