On December 27, 2021 (Resolution No. 2021-R-016), the City of Falfurrias Council authorized Andy Garcia, City Manager, to move forward with his plans to develop the City’s first business incubation and workforce development center, beginning with the acquisition of the old Bealls/Dollar General Building, at 118/120 W. Rice St., Falfurrias, TX 78355, at the center of the Town Core District of Falfurrias, Texas. With this new facility, the City of Falfurrias will not only increase business activity, potential jobs, and training opportunities in the City, but beautify downtown Falfurrias making it a focal point for communities throughout the Coastal Bend area and Texas!
The City of Falfurrias currently faces economic adversities, including the minimal presence of workforce, employment, and entrepreneurial opportunities, resulting in population and economic decline. Therefore, the City of Falfurrias has proposed the development of the Falfurrias – Economic Development Accelerator (F-EDA) facility, allowing the City of Falfurrias to (1) revitalize an existing, deteriorating facility at the center of the Falfurrias Town Core District for improved commercial façade, (2) provide an area for the provision of postsecondary and vocational training to the community, (3) provide an anchor area for organizations seeking to build a commercial presence in the City of Falfurrias, and (4) provide entrepreneurial resources to business owners and potential ventures in the City of Falfurrias. Through this multi-pronged approach, the City of Falfurrias will have the optimal solution for revitalizing the inner-city Town Core district to appear more attractive for commercial development as well as train its workforce and encourage both internal and external investment in the community to refrain from losing population to external education and economic opportunities. To minimize the cost of this facility’s development, the City of Falfurrias will serve as a general contractor for the existing building (where engineering feasibility assessments have already been conducted). The project cost for initial launch would be approximately $850,000, drawn from existing State Local Fiscal Recovery Funds, thereby resulting in no upfront tax increases, to include the acquisition of the property and revitalization of the building.
The old Dollar General and Bealls facility, 118/120 W. Rice St., Falfurrias, TX 78355, will be renovated as a part of the Falfurrias – Economic Development Accelerator (F-EDA) project.
